According to Gazeta Wrocławska, Wrocław is currently seeing 216.5 thousand sqm of new office space under construction, with only Warsaw and Kraków building more (5.4 million sqm and 4.3 million sqm, respectively). Is there actually so much demand in Wrocław or …. are they perhaps building what will become vacant space?

Jobs for thousands

One of the Wrocław areas where you can see a host of office buildings being erected is the Wrocław Mikołajów train station vicinities. Also, there are six office buildings under construction in Legnicka Street to offer a total of 79 thousand sqm of space. Vasint Poland, the developer, says the new project will be a workplace for nearly seven thousand, or even ten thousand when we add the developments already in service. A parking lot for almost one thousand cars is planned in the area as well. The developments are expected to be completed in November 2019.

However, Wrocław lease data are disconcerting. The city saw 58 thousand sqm of new leases in the first six months of 2018, more than one-third less than in the same period of the record year 2017.

New impressing office buildings in Wrocław

New office buildings are being erected in many places in Wrocław. A huge glass City Forum building already stands tall in the area of the former open air market at Społeczny Square near the junction of Pułaskiego and Traugutta Streets. Another building is under construction just next to City Forum. The two will be connected via an internal patio with cafes and restaurants for use of personnel working on nearly 24 thousand sqm of office space in the buildings.

Carbon Tower, completed in November 2018, stands at the junction of Robotnicza and Fabryczna Streets. The 15-floor building rising 55 metres into the sky is the second tallest in Wrocław. The Cu Office project has been recently completed at Jaworska Street, being in fact a building complex. Both projects offer a total of 23 thousand sqm of office space.

There is also room for smaller office space in Wrocław

The capital city of Dolny Śląsk Province sees the development of smaller office buildings, too. Take for example the Street Point project or the mixed-use residential & office project at 16 Rzeźnicza Street facing Wrocław Współczesny Theatre. Both will house office space running to a total of about three thousand sqm.

SQ Business Center, offering four thousand sqm of office space, will be put into service already in January. Various other small projects are under construction, including Nowy Targ project in Św. Katarzyny Street and Żmigrodzka 83 project at the junction of Żmigrodzka and Kamieńskiego Streets. Construction work is underway also at the junction of Nabycińska and Legnicka Streets just near Jana Pawła II Street, where Infinity office project is expected to be completed in 2020. What is more, you can see workers busy erecting an office building for PZU called “Brama Orłowska” near Oławska and Piotr Skarga Streets and work is in progress also on the Centrum Południe project across the street from Sky Tower.

More and more projects are leaving the permitting pipeline

In addition to projects where construction work is already underway, there are those which are in the course of or have just concluded their permitting processes. For example, a three-building 50,000+ sqm complex called Pink Park has just received a go-ahead for construction to begin at the junction of Strzegomska and Przemkowska Steets. The authorities have also issued permits for South Park, an 18,000 sqm project on Grabiszyńska Street, and West 4 Business, an 80,000 sqm project on Horbaczewskiego Street.

In contrast, the authorities have withheld the construction of the 64 metres Wielka 27 building near the junction with Powstańców Śląskich Street.
